<br />7. Hold Harmless. The Lessor shall be held harmless for <br />any injury to any person coming upon the premises as the licensee <br />or invitee of the Lessee. <br />8. Forfeiture. Should the Lessee relinquish possession <br />of and cease making rent payments on the premises prior to the <br />expiration of the term of the Lease, the Lessee shall forfeit all <br />claims to any refund of any monies paid. <br />9. Return of Premises. Upon the termination of this <br />Lease, the Lessee shall deliver up the premises in as good a <br />condition as when received except for normal wear and tear and <br />damages by fire or lightning or other natural cause excepted. <br />10. Option to Purchase. In consideration of the sum of <br />FIFTEEN THOUSAND DOLLARS ($15,000.00), which shall be paid on or <br />before the 1st day of September, 1996, the Lessor hereby grants to <br />the Lessee the exclusive option to purchase the premises for a <br />price of THREE HUNDRED THIRTY-FIVE THOUSAND DOLLARS ($335,000.00). <br />Such option shall expire at midnight, the 31st day of August, 1999, <br />if not previously exercised by Lessee. If the option is not <br />exercised, no part of the FIFTEEN THOUSAND DOLLARS ($15,000.00) <br />option price shall be refunded. If the option is exercised, the <br />Lessor shall convey by Warranty Deed and shall pay for all state <br />documentary stamps to be affixed to the deed. This property shall <br />be closed on or before the 30th day of September, 1999, unless <br />title should proye to be unmerchantable, in which event Lessor <br />shall have sixty (60) days after notification to cure and the sale <br />shall be closed within ten (10) days of notice of curing having <br />been given to Lessee.
