<br />H. Accessory Structures - Portable Utility Structures and Work Sheds (Residential Districts). Within <br />the residential districts and residential uses, portable utility sheds shall be permitted within the side <br />and rear yard setbacks provided that the following regulations are adhered to: <br /> <br />1. Shall be no larger than nine by ten feet. <br /> <br />2. No more than two utility sheds as defined in number one above, shall be permitted on any <br />single residential lot. <br /> <br />3. Shall not be located on any easement. <br /> <br />4. Such sheds shall be permitted to be located upon a concrete pad. At no time, however, <br />shall the shed be secured so as to become a permanent structure. If the pad is structured with <br />a footer, the required setbacks shall be maintained. <br /> <br />5. A five foot setback measured from the lot line is maintained. <br /> <br />I. Portable Shelters shall be defined as any roof structure designed to shelter vehicles, persons, <br />goods, merchandise, equipment, materials or property of any kind that is capable of being carried or <br />moved, and which does not require a building permit for construction or installation. Any portable <br />shelter must be placed in the rear yard and comply with rear line and side line setbacks for the zoning <br />districts where it is erected. Rear yard shall be defined as that portion of the lot located behind that <br />point of the principal use structure furthest from the front property line. Portable shelters found in <br />violation of this ordinance shall be removed within thirty (30) days after notification by the Building <br />Official, or his designees, or ninety (90) days if said structure predates the implementation of this <br />ordinance, unless said time is extended by the Building Official for good cause. <br /> <br />J. Accessory Buildings and Structures in Office Professional and Residential Zoning Districts. <br />Accessory buildings and structures located in Office Professional and Residential Zoning Districts that <br />exceed one hundred fifty (150) square feet, shall be constructed of masonry, wood frame, aluminum <br />or vinyl. Aluminum or vinyl shall be residential grade materials. Construction shall be consistent with <br />the existing architecture of the principal building and the adjacent properties. Metal fabricated type <br />structures that are designed and intended for industrial/commercial use are prohibited. <br /> <br />See 7.09.02 Adult Entertainment Establishment <br /> <br />A. No such use shall be located within 1,000 feet of a pre-existing adult entertainment establishment; <br />500 feet of a pre-existing religious institution; 500 feet of a pre-existing educational institution; 500 feet <br />of an area zoned within the City for residential use; 500 feet of a pre-existing park; or 500 feet of a <br />pre-existing commercial establishment that in any manner sells or dispenses alcohol for on-premises <br />consumption. <br /> <br />Traditional Development Standards <br />Zephyrhills Land Development Code <br /> <br />- 80- <br />
