• <br /> G. Where tums are required in the exit lane, the minimum distance from any drive -up <br /> station to the beginning point of the curve shall be 34 feet. The minimum inside turning <br /> radius shall be 25 feet. <br /> Sec. 7.03.03.04 Clear Sight <br /> In order to provide a clear view of intersecting streets to the motorist, there shall be a triangular <br /> area of clear visibility formed by two intersecting streets or the intersection of a driveway and a <br /> street. The following standards shall be met: <br /> A. A clear sight triangle is required to maintain a minimum of 200 feet sight distance for <br /> motorists at all intersections of roadways or roadways and driveways. <br /> B. The clear sight triangle must be free from obstruction such as vehicles, walls, fences, plants, <br /> or landscape materials in excess of 30 inches above the abutting roadway. <br /> The above provisions shall not apply to the intersection of an alley and a street. At each <br /> intersection of an alley and street, each landowner must maintain a setback of no less than 10 <br /> feet from right -of -way of streets and alleys. The setback area must be maintained free from <br /> sight obstruction by vehicles, walls, fences, plants, landscaping materials, or other opaque <br /> objects in excess of 30 inches above the abutting roadway. <br /> Sec. 7.03.04 Off - Street Parking and Loading <br /> Sec. 7.03.04.01 Intent <br /> It is the intent of these standards to ensure the appropriate location and quantity of off - street <br /> parking and to ensure that all developments provide for adequate and safe storage and <br /> movement of vehicles consistent with good site design principles. <br /> Sec. 7.03.04.02 Applicability <br /> The provisions of this section shall apply to all development approved commencing with the <br /> effective date of this Code. The provisions of this section shall apply to redevelopment, or <br /> amendments to existing development approvals, as follows: <br /> A. All parking lot development shall be done in accordance with this section. <br /> B. For those uses not specifically mentioned herein, off - street parking shall be provided on the <br /> basis of the parking requirements of comparable uses, in the judgment of the Building Official. <br /> C. Where a building has a change in use which requires additional parking, such use shall not <br /> be licensed until requirements for the additional parking have been met. <br /> D. As a result of change in use, or expansion of a business, when an existing unpaved parking <br /> lot is: <br /> 1. increased in size by fifty percent, or <br /> 2. the number of required parking spaces is increased by twenty -five percent, both the <br /> new portion and remaining unpaved portion shall be improved to the paving standard <br /> stated herein. <br /> Zephyrhills Land Development Code - 23 — <br /> Article VII Design Standards and Improvement Requirements <br />
