1 <br /> Tenant Spaces D5 -D6 <br /> Zephyr Commons, Bldg D <br /> 7850 Gall Blvd <br /> Zephyrhills, FL <br /> Scope of work for tenant build out (hereafter referred to as "scope "): <br /> Architectural <br /> 1. The scope is limited to tenant spaces D5 -D6 in Bldg D. The northern wall shall be the existing demising <br /> wall that is centered on column line D -5. The southern wall shall be the existing Publix masonry wall. <br /> The space shall be 40' -7" wide (measured from face of Publix wall to center of the demising wall). <br /> 2. The scope does not include any work related to the parking lot, landscaping, site utilities, site drainage, <br /> site lighting, or any other site features. <br /> 3. The scope does not include any work on any of the buildings in the shopping center other than Bldg D. <br /> 4. The scope does not include any work to the sidewalks, hardscape areas, or landscape areas immediately <br /> adjacent to any of the buildings. <br /> 5. The scope does not include any work to the finishes, awnings, stone work, or decorative trim on the <br /> exterior elevations of any of the buildings. <br /> 6. The scope does not include any work to the storefront systems, decorative windows, front storefront <br /> doors, or rear hollow metal doors on any of the buildings. <br /> 7. The scope does not include any work on the existing roof system other than what is required to add an <br /> exhaust fan and a vent for the new restroom. The scope does not include any work on the shingle roofs or <br /> on the roof drainage systems. <br /> 8. The scope does not include any work on the front framed wall. The wall shall be left paint ready. The <br /> existing 1 hour fire rating on the front framed wall shall be maintained. <br /> 9. The scope on the existing north side tenant demising wall shall be limited to adding new electrical outlets <br /> only. The wall shall be left paint ready. The existing 1 hour fire rating on the tenant demising wall shall <br /> be maintained. <br /> 10. The scope includes adding 1/2" gyp board sheathing over 1.5" metal furring and 1.5" rigid insulation on <br /> the inside of the entire south side masonry wall and on the inside of the rear masonry wall inside the <br /> - ---- - restro - om - only. All sheathing; furring,- and insulation shall terminate-10 AFF.- The sheathing-inside - - <br /> the restroom shall be moisture resistant gyp board and shall receive enamel paint. The sheathing outside <br /> the'restroonrshaT r ular .boar and slnall-be-1 ainPread . The= rest- ofthe- rear-=wall=w -i l=be eft_ -_ _ • <br /> as exposed masonry with no finish. <br /> 11. The scope includes relocating one of the existing fire extinguishers on the rear wall and re- installing it at <br /> the rear of the space. <br /> 12. The scope includes installing a new restroom. The restroom shall be 7' -8" wide x 6' -8" deep (inside face <br /> of structure to inside face of structure). It shall be located against the back wall on the south side of the <br /> space. <br /> 13. The restroom wall behind the toilet shall be 6" metal stud framing with R19 batten insulation. The other <br /> restroom wall shall be 3 -5/8" metal stud framing with R11 batten insulation. Both walls shall have 1/2" <br /> paint ready gyp board sheathing on the exterior side. Both walls shall have 1/2" moisture resistant gyp <br />
