Proposal: A conditional use petition has been submitted by Mr. James Cook for property located at <br /> 5738 Cypress Street for purposes of constructing a detached 30' by 26' detached garage. Ordinance <br /> # 780-01 stipulates that proposed accessory structures that exceed 625 sq ft shall require a <br /> conditional use process. The City recently annexed subject property and nearby properties in this <br /> general area. The properties have been incorporated whereas the Future Land Use and Zoning will <br /> be amended in the future. Staff has consulted with Pasco County Staff over our process and <br /> conditional use and they aze in a�reement with the City utilizing our standards/conditions. <br /> 2.) Size: The subject site involves the following parcel of land: <br /> Parcel ID #: 12-26-21-0260-01400-0801 (.25 Acre MOL) <br /> 4.) Existing Use: Single family residence <br /> 5.) Proposed Use: 780 sq ft detached Garage/storage antique vehicles. <br /> 6.) Present County Future Land Use Classification: County RES-9 <br /> 7.) Present County Zoning Category: County R-4 <br /> 8.) Land Development Code Consistency: <br /> A.) Conditional Use Standards (Part 11.10.00): <br /> 1.) A conditional use is not permitted as a matter of right. Each petition is reviewed/ <br /> assessed/individually to determine if the requested use is appropriate at subject <br /> property. A recommendation is determined by the SPRC and then public hearings <br /> are held with the Planning Commission and the City Council. <br /> 2.) A conditional use is required to be reviewed according to but n.ot limited to the <br /> following standards: <br /> a.) Will not adversely affect or contribute to the deterioration of quality of life or <br /> property values in the immediate neighborhood; <br />
