OWNER—OCCUPIED R�HABILITA710N A3313TANCE AGREEMENT <br /> FOR GENERAL.CONTRACTORS <br /> HOME INVESTMENT PARTNERSHIPS PROGRAM <br /> (Only if applicabfe if assistance funded with HOME Funds) <br /> � THiS AGREEMENT is entered into this 4 day of November, 2013 by and between the <br /> Pasco County Board of County Commissioners (Community Deveiopment Division), <br /> (hereinafter refeRed to as the"County"), and Covenant Communities. lnc. (hereinafter <br /> referred to as the"Contractor"). <br /> THIS AGREEMENT iS ENTERED INTO BASED ON THE FOLLOWING FACTS: <br /> A. WHEREAS, Pasco County has been designated by the United States Department of Housing <br /> and Urban Development as a participating jurisdiction for the receipt and use of funds as provided <br /> by the HOME Investment Partnerships Program {"HOME Program")as provided in 24 CFR Part <br /> 92; and <br /> B.WHEREAS, the County has agreed to use the HOME funds to finance a Homeowner program <br /> that meets the �equirement as set forth in 24 CFR Part 92 as amended by t�e United States <br /> Housing and Urban Development Department(HUD). <br /> C.WHEREAS, the Contractor has agreed to rehabilitate the following property: <br /> 4614 Eaale Ranpe Dr.Zephyrhilfs, �'L 33542, <br /> NOW,THEREFORE, fhe County and the Contractor do mutually agree as follows: <br /> (1) Housing Quality Standards. Once rehabiiitation is completed, the property will meet the <br /> property standards(HQS)as outlined in 24 CFR Part 92.251 and the County will ensure that the <br /> property will meet the requirements of its written standards, applicable loca!codes, rehabilitation <br /> standards, ordinances and zoning ordinances. Homes that are non-conforming but have been <br /> allowed to continue by the County or applicable city shaH be aflowed to participate in the program. <br /> {2y Rehabilitation Work. The work that will be done on the house shall be in accordance with the <br /> proposal, attached as an exhibit to fhis agreement. Additional work shall be approved by using a <br /> change order form. Change order forms must be signed by the contractor and the Momeowner, <br /> and approved by the County. <br /> It is estimated that the work will be completed according to the following schedule: <br /> Contract Signing: 11/20/13 - <br /> 50%Comple#ion 3/04/14 <br /> 100%Completion 5/18/14 <br /> The budget for thi5 project is estimated as follows: <br /> Title Costs 500.00 <br /> Rehab Work $115.580.00 <br /> Total $117.080.00 <br /> The original contract cails for the work to be completed in 150 days. <br /> {3) Other Program Requirements.The Contractor and the County must comply with all <br /> applicable federal laws and regulations as described in the WUD guidelines(24 CFR Part 92). <br /> a.
