The contract sum and the <br /> contract time may be changed oniy by Change Order. ' <br /> ARTlC�E 12. - GUARANTEES AND WARRA TtES: The Contra�#or shall guaran#ee to correct any <br /> work that fails to confarm #a tlie contract documents ' r�d shal! corre�t such defects due ta faulty materia(s, <br /> equipment, or workmanship which appear during the p ogress of the work or within a period of one year from <br /> the da#e af f:nal inspectian and acceptance or such la ger periods of time as may be specified by law or by <br /> terms of any special guarantess required by the contract documents. The provisions of this Article app(y to <br /> work done by subcontractors as well as work done �y the Contracfor. Furth�rmore, the Contractor sha(( <br /> furnish the Owner, in care of the Community Devel pment Division, with ail manufacturers' and suppliers' <br /> written guarantees and warranties covering materiai and equipment fumished under the contract. These <br /> documents are to be neatiy arganized and bound in a �le type fofder and submitted with the finai pay request. <br /> (f a warranty item maifunctians or breaks, the Contrac or shail cantact the C3wner within 24 hours ta schedule <br /> the repair or replacement of the item.
