ORDINANCE NO. , 54- <br /> AN <br /> AN ORDINANCE OF THE CITY COUNCIL OF THE <br /> CITY OF ZEPHYRHILLS, FLORIDA, AMENDING <br /> ORDINANCE NO. 171 . PROVIDING FOR AN <br /> ADDITIONAL, MULTIPLE FAMILY DWELLINGS. <br /> REGULATING THE USE OF SAID DISTRICT, <br /> INCLUDING CONSTRUCTION AND DENSITY OF <br /> POPULATION, ALL BUILDINGS CONSTRUCTED <br /> TO HAVE FLOOR ELEVATION OF EIGHT (8) <br /> INCHES ABOVE CROWN OF ANY ADJOINING <br /> ROAD, AND REQUIRING COMPLIANCE WITH <br /> SUBDIVISION ORDINANCE NO. 210 OF THE <br /> CITY OF ZEPHYRHILLS. <br /> WHEREAS, the Zoning Ordinance has heretofore been enacted <br /> by the City Council of the City of Zephyrhills, providing for <br /> the establishments of seven (7) districts, and <br /> WHEREAS, it is now shown that none of said Residential <br /> Districts permits the construction of multiple family dwelling <br /> units, and because of the growth and population increase of the <br /> Zephyrhills area, it is now found necessary that provision be <br /> made, allowing the construction of multiple family dwellings, <br /> and that the creation of such additional district, allowing for <br /> such type of construction, would be to the best interest and <br /> general welfare of the City of Zephyrhills. <br /> NOW, THEREFORE, BE IT ENACTED AND ORDAINED BY THE CITY <br /> COUNCIL OF THE CITY OF ZEPHYRHILLS, FLORIDA, as follows : <br /> SECTION 1 : That Section 2, of Ordinance No. 171 , be and <br /> the same as hereby now amended, to include the following Zoning <br /> District : <br /> (3a) Zone R-4, Residential - Multiple Family Dwelling <br /> 7_ // SECTION 2 : That Section 4, of Ordinance No. 171 , is <br /> further amended by the inclusion of an additional provision, which <br /> shall be known as : <br /> SECTION 4C (4) : All buildings constructed shall have <br /> a floor elevation of a minimum of eight (8) inches above <br /> the crown of any road adjoining the lands upon which <br /> said building is constructed. That if no road exists <br /> at the date of the commencement of said construction, <br /> then a licensed engineer' s certificate shall be sub- <br /> mitted to the Building Inspector, based on an engi- <br /> neering study, said certificate to give estimate of the <br /> necessary floor elevation to comply with this section. c'' <br />
