Tenant hereby pledges, assigns, and grants a security interest in all of the furniture, fixtures, goods,
<br /> chattel, and personal property of the Tenant that is located in the Leased Premises to Landlord as security
<br /> for the payment of the Rent and performance of the terms and provisions set forth in this Lease
<br /> Agreement.
<br /> Article 5 Maintenance of t_he Leased Premises
<br /> 5.1 Maintenance by Tenant
<br /> Tenant shall at all times keep the Leased Premises, including exterior entrances, all exterior glass doors
<br /> and windows, all floors, and all partitions, doors, fiXtures (including lighting and plumbing f�tures),
<br /> equipment and appurtenasices thereof, in good order and repair, reasonable wear and tear excepted, and in
<br /> a clean and sanitary condition, and sha11 make all necessary repairs, ordinary and extraordinary, foreseen
<br /> and unforeseen, including all necessary replacements, alterations, additions, and betterments using
<br /> material and equipment of like kind and quality to the original improvements.
<br /> Tenant shall at all times keep the Leased Premises or any part thereof in good order and repair, reasona.ble
<br /> wear and tear excepted, and in a clean and sanitary condition including,but not limited to,the e�erior and
<br /> interior of all doors, door checks, security gates, windows, glass, utility facilities, plumbing, and sewage
<br /> facilities within the Leased Premises or under the floor slab including unrestricted flow to the main sewer
<br /> line, fixtures, air conditioning including e�erior mechanical equipment, e�erior utiliiy facilities and
<br /> exterior electrical equipment serving the Leased Premises, and interior walls, floors, and ceilings, which
<br /> shall always be done in complete compliance with applicable building codes. Tenant sha11 contract for in
<br /> its own name and shall pay at its sole expense for a qualified service contractor to inspect, adjust, ciean,
<br /> maintain and repau all heating, ventilating, and air conditioning equipment serving the Leased Premises
<br /> on a quarter annual basis, including the changing of all air filters for the system serving the Leased
<br /> Premises. If Tenant's use of the Leased Premises shall require special exhaust equipment, Tenant shall be
<br /> responsible for any and all expenses incurred due to the special requirements and shall have the exhaust
<br /> fans interlocked with the make-up air units.
<br /> If Tenant fails to maintain the Leased Premises as required herein to the reasonable satisfaction of the
<br /> Landlord, as soon as it is reasonably possible, after written request, the Landlord shall have the right to
<br /> enter the Leased Premises as is necessary to effect repaus and to make such repairs at Tenant's expense,
<br /> without liabiliiy to Tenant for any loss or damage that may accrue to Tenant's merchandise, fixtures,
<br /> equipment, or other property or to Tenant's business by reason thereof, and upon completion thereof,
<br /> Tenant shall pay as additional rent Landlord's costs for making such repairs,plus twenty percent(20%)for
<br /> overhead, upon presentation of the invoice thereof, which shall be conclusive evidence of the amount of
<br /> such costs.
<br /> Upon the expiration of the tenancy hereby created, Tenant sha11 surrender the Leased Premises in the same
<br /> condition as existing upon delivery •of possession thereof under this Lease, reasonable wear and tear
<br /> excepted, and sha11 surrender all keys for the Leased Premises to Landlord at its place then fixed fo-r the
<br /> payment of rent. Tenant shall remove all its trade fixtures and any alterations or improvements which ha�e
<br /> not become the property of the Landlord pursuant to Article 6.2 hereof before surrendering the Leased
<br /> Premises as the aforesaid and shall repair any damage to the Leased Premises or building caused thereby.
<br /> Tenant's obligation to observe or perform this covenant shall survive the expiration or termination of the
<br /> term of this Lease or this Lease Agreement.
<br /> 5.2 Tenant shall keep all sound at the Leased Premises or outside the leased Premises to reasonable levels
<br /> so as not to annoy other tenants or interfere with their right of quit enjoyment.
